No obligation. Takes 60 seconds.
BBB Torch Award Winner For Ethics
Recognized for honesty, integrity and trust.
Detroit winters put ice dams at the top of the list of roofing headaches: heavy snow melts and refreezes at the eaves, backing water up under shingles that were never built to hold it. Between lake-effect snow rolling in off the Great Lakes and the freeze-thaw swings that follow, Michigan roofs take a beating most of the year, not just during storms.

Midwest homeowners rate the work five stars again and again — part of the 50,000+ satisfied customers we've served. Family-owned, and it shows in how the crews treat a property.
When you call for a quote in Detroit, you get a local office and local employees — not a call center in another state. Someone who actually knows the neighborhood and the weather answers.
Every roof we install is backed by a lifetime warranty. Not a promotion, not a tier — every roof.
This award recognizes honesty and integrity in how a business treats its customers. A roof is one of the biggest purchases you'll make for your home, so who you trust with it matters.
John Beal Roofing serves Detroit and the metro — Dearborn, Livonia, Sterling Heights, Warren, Royal Oak, Troy and Southfield, across Wayne and Oakland counties. Family-owned, lifetime warranty on every roof.
Homes built here before the 1950s were sheathed in individual wood planks with deliberate gaps between them, not the continuous plywood or OSB every modern shingle warranty assumes. That matters more than almost anything else about a Detroit roof. A nail that lands in a gap holds nothing, and a roof can be fully installed, fully paid for, and already failing because a meaningful share of the fasteners never caught wood. Any honest estimate on an older Detroit home has to say what happens if the deck will not take a nail.
A great many houses in this market are on their third or fourth covering, sometimes with layers that were never removed. Each tear-off chews up the same plank decking a little more. By the time we are on the roof we are often looking at wood that has been nailed, pulled and re-nailed for eighty years. We check the deck itself instead of quoting off what is stapled on top of it.
Metro Detroit takes hard wind off open ground and real freeze-thaw all winter. Wind breaks the seal between shingle courses without moving anything visibly, and ice backs water up under the bottom courses at the eave where the shingle quality is irrelevant. A proper ice-and-water membrane at the eaves and correct attic ventilation do more for a roof in this climate than upgrading the shingle line ever will.
Every roof we install carries a lifetime workmanship warranty, and we hold the BBB Torch Award for Ethics. On a house with original plank decking, workmanship is the entire difference between a thirty-year roof and a ten-year one, and the shingle manufacturer does not warrant any of it.
Yes - Detroit plus Dearborn, Livonia, Sterling Heights, Warren, Royal Oak, Troy and Southfield.
Older Detroit homes are sheathed in individual boards with gaps between them rather than solid plywood. Nails landing in a gap hold nothing, so the deck has to be evaluated before any shingle goes down.
Sometimes. It depends on the condition of the existing wood and how many tear-offs it has been through. We tell you what we find and what it costs before we proceed.
Most asphalt shingle replacements run $10,000 to $16,000, with decking replacement the biggest variable on older homes. You get the price in writing first.
Detroit roofs take long, cold winters with snow, ice and repeated freeze-thaw cycles. Snow sitting on a poorly ventilated roof builds ice dams that send water under the shingles and into ceilings.
Spring and summer storms bring hail and damaging winds across Wayne, Oakland and Macomb counties, and the region’s mature trees mean limb damage is a common part of storm calls.
We serve Detroit and the surrounding Wayne, Oakland and Macomb county communities.
Detroit-area housing runs from brick homes and bungalows in the city and inner-ring suburbs to postwar ranches in Livonia, Warren and Westland and newer homes in Novi, Canton and Rochester Hills. Older homes often have multiple layers and old decking.
Every Detroit-area replacement includes a full tear-off, decking repair, ice and water protection at the eaves and valleys, synthetic underlayment, new flashing and balanced ventilation, installed by certified crews and backed by our lifetime warranty.
Ice-dam leaks, wind-torn shingles, limb damage, chimney flashing failures and cracked pipe boots are the most common Detroit repairs.
After a storm, we inspect and photograph the roof so you know whether you have a claim.
Detroit roof prices depend on roof size and pitch, tear-off layers, decking repairs, ice and water protection, flashing work and the shingle you choose.
You get a free inspection and a written, itemized quote.
Your Detroit estimate, install and follow-up come from our local Detroit team — real employees, not a call center.

Owens Corning Platinum Preferred and IKO ROOFPRO Craftsman Premier — manufacturer certifications only a small share of contractors earn.

We install ice and water protection at the eaves and valleys and balance attic ventilation so snow melts evenly instead of refreezing at the gutters.
Yes. We serve Metro Detroit, including Dearborn, Livonia, Royal Oak, Troy, Warren and Sterling Heights.
With summer hail, wind and falling limbs hitting Detroit roofs, we see plenty of homeowners in Dearborn, Livonia, Westland and Canton whose roofs clearly took storm damage, but whose insurance claims came back low or denied. A denial letter is not always the final word.
Note the storm date, photograph dented gutters, vents and AC fins, and get a free on-roof inspection. What a storm inspection covers.
Get the reason in writing, read your policy, and have the roof documented slope by slope. What to do if your hail claim is denied.
Send your insurer a written request with your claim number and photo report, and ask for your roofer to be there. How to request a reinspection.
A second roofer, an engineer, appraisal, a public adjuster or the Michigan Department of Insurance and Financial Services. Your second-opinion options.
In Michigan, insurance consumer complaints go to the Michigan Department of Insurance and Financial Services. We document the damage and meet your adjuster on the roof; we are roofers, not public adjusters, so negotiating the claim stays between you and your insurer.
Often, yes. Get an independent photo report of the roof, then ask your insurer in writing to reinspect, referencing your claim number. If you still disagree, you can look at appraisal under your policy or contact the Michigan Department of Insurance and Financial Services.
